Q:  When was The Elizabeth built?

A:  2005.

Q:  Have any of the common areas been updated since 2005?

A:  Yes, in 2016 and 2017, all of the common areas were updated: carpets were replaced, walls were painted, exterior hallway doors were refurbished, and the furniture was replaced in the lobby and community room. Energy efficient lighting also has been installed throughout the building.

Q:  What community spaces exist at The Elizabeth?

A:  We have an inviting lobby with comfortable chairs and a community room with a variety of furniture options that may be reserved by residents for meetings and parties. The community room also features a gas grill and a smoker.

Q:  Does The Elizabeth have concierge service?

A:  Yes, we provide a concierge for about 16 hours per day for residential units.

Q:  Will the concierge receive packages for me?

A:  Yes, our concierge service will receive all shipments and hold them for residential units.

Q:  What is included in the HOA monthly charges at The Elizabeth?

A:  Water, sewer, gas, garbage, composting, community spaces, concierge services, and the building’s master insurance policy are all paid for by The Association.

Q:  How are the HOA charges determined?

A:  Your monthly charges are calculated on the size of your unit by square foot; it is not a flat fee per unit.

Q:  Does The Elizabeth have earthquake insurance?

A:  Yes, we are fully insured with a small deductible. Click HERE for the current policy summary.

Q:  Do I need to buy my own insurance for my condo?

A:  Yes, we recommend a private supplemental policy like a form HO-6.   See the House Rules section 7.4 for full details.

Q:  Does The Elizabeth have security?

A:  Yes, we have a contract with Portland Patrol. We also have an advanced digital camera system. Finally, the presence of a live concierge does a great deal to enhance the safety of our building.

Q:  Can I charge my electric car at The Elizabeth?

A:  Yes, owners may pay at their expense to connect to the system on each level of the parking garage, directly in their deeded parking space.  Click HERE for more info.

Q:  Is there a place to store my bike?

A:  Yes, we have a locked bicycle room and bike stands in the parking garage.

Q:  What are my internet options at The Elizabeth?

A:  You are free to choose from 3 providers: Comcast cable, CenturyLink DSL, and WaveG Gigabit internet.

Q:  What is the smoking policy in The Elizabeth?

A:  Smoking is not permitted anywhere in the building, including common spaces and inside units. Smoking is permitted in a small designated area of our plaza near 10th Avenue.

Q:  Are pets permitted at The Elizabeth?

A:  Yes. There is a 4 pet maximum, and animals are not allowed to be raised for commercial purposes.

Q:  What makes living in The Elizabeth great?

A:  We are located in the heart of the Pearl District, with easy access to downtown, the West End, and Nob Hill. Our location makes us convenient to everything, with a walk score of 100, and with a number of streetcar stops nearby.
